You should ALWAYS interview agents before trying to sell your home yourself. Most sellers dream of selling their home themselves without hiring a professional real estate agent to help save on a sales commission.

There are quite a few reasons why YOU SHOULD list your property with an agent and obviously choosing the correct one for you is very important. YOU SHOULD listen to the recommendations and interview any agent you may want to consider hiring.

The right professional real estate agent you select will try to negotiate better terms and net sales price than what any person can normally do when selling on their own.

It is an established fact that 80% of do-it-yourself home sellers fail, and after 30 to 60 days, they list their homes for sale with a professional agent.

If you are selling on your own, it will take time, maybe as much as a second job.

Each agent you interview should prepare for you a written CMA (Comparative Market Analysis) showing recent comparable sales prices of nearby homes like yours, the asking prices of competitive neighborhood homes(your competition), and asking prices of nearby recent expired home listings. Each of these agents should then give you their opinion of your home’s market value.

ALWAYS ask how your home will be marketed. Make sure the plan offers wide exposure. If you’re using a low comission broker, traditional brokers may not want to show your home. Some say it is not worth the commission split they would receive when the house sells.

Unless you have had recent real estate experience and can comply with all the disclosure laws to avoid after-sale lawsuits, selling your own home IS NOT recommended. A contract to sell your home is a serious legal document that could be enforced by a court even if you change your mind.

Some other things to consider when trying to sell on your own is not having the hassles of listing your property on the Internet, dealing with the MLS or Multiple Listing Service, showing your home to buyers that are obtained by other agents, knowing how to answer their questions correctly or to YOUR CONVENIENCE.

It is very beneficial not having to deal with the 1,001 details of getting the sale closed even after an acceptable buyer is obtained.
